Home Information Packs (HIPs)

 

The Government have recently announced that all properties marketed in England and Wales after 14th December 2007 shall require a Home Information Pack. The pack includes an Energy Performance Certificate , containing advice on how to cut carbon emissions and fuel blls. Also included are documents such as a sale statement, searches and evidence of title.

 

For sellers, providing a Home Information Pack should reduce the likelihood of any surprises in the selling process that could potentially delay the sale, as buyers will be able to make more informed decisions about purchasing their new home.

 

For buyers, the Home Information Pack provides essential information about properties they are considering to purchase and they are free of charge.

 

What is in a Home Information Pack? 

 

Compulsory items (included in the price)

  • Energry Performance Certificate

What is an Energy Performance Certificate?

 

An accredited Energy Assessor will visit your home to compile your own EPC certificate.

 

The certificate provides A to G rating in two areas - one being your environmental impact (carbon monoxide emissions) and the second being the assest rating for the performance of the building and its services (such as heating and lighting)
