Energy Performance Certificates (EPCs)

 

On 21st May 2010, the Government suspended the Home Information Pack (HIP) which they introduced back in 2007 - making them optional for vendors wishing to sell their property.

 

The Energy Performance Certificate (EPC) however survived the review and is still required prior to marketing a property for sale or let.

 

 

What is an Energy Performance Certificate?

 

An accredited Energy Assessor will visit your home to compile your own EPC certificate.

 

The certificate provides A to G rating in two areas - one being your environmental impact (carbon monoxide emissions) and the second being the assest rating for the performance of the building and its services (such as heating and lighting)

 

The report accompanying the graphs recommends areas of improvements which could lead to lower energy bills and a reduction in carbon emissions making your property attractive to prospective buyers or tenants.

How long is an Energy Performance Certificate valid for?

 

A certificate is valid for 10 years, however if considerable improvements are made to a property it is recommended that it is renewed prior to this period to reflect a more attractive result.
